  • with a target value of €20 mio to €100 mio
  • in prestigious or strategic locations: centrally located, easily accessible, in an attractive and lively environment
  • with a lasting and stable occupancy rate of quality tenants

Professionalizing the rental market in Belgium.

Buysse & Partners' residential real estate fund 'Smart Living' was launched at the beginning of 2021. With Smart Living, we focus on the growing private rental market in center cities in Belgium.

In contrast to our neighbouring countries, which have had a professionalized rental market for decades, the Belgian housing market is currently undergoing an accelerated shift from a traditional owner/user market to a professionalized tenant market.

We are capitalizing on this momentum by professionalizing and consolidating the private rental market to create affordable, high-quality housing, which remains fragmented in Belgium.

We are not developers: we buy finished properties. Our expertise lies in optimizing and managing these buildings.

For our investments we target assets with the following characteristics:

  • existing buildings or projects under construction
  • high-quality and energy-efficient buildings
  • no co-ownership
  • minimum 10 units
  • located in Antwerp, Brussels or other center cities in Belgium
  • affordable housing segment
  • ideal investment volume of €3 mio to €15 mio per building
