Buysse & Partners acquires historic building on Herengracht in Amsterdam.
Amsterdam, October 25, 2024 – The Antwerp investment firm Buysse & Partners has acquired the historic "Insinger" building on Herengracht in Amsterdam from the German Deka Immobilien. Buysse & Partners confirms its position in the Dutch market with this purchase.
With the acquisition of the Insinger building, Buysse & Partners emphasizes its ambition to further expand its iconic real estate fund “Smart Assets” in the Netherlands. After the Zilveren Toren in The Hague and the Las Palmas building in Rotterdam, this is the third building added to the fund’s portfolio in the Netherlands.
By acquiring the Insinger building, Buysse & Partners also secures one of the most prestigious buildings in Amsterdam. This historic property, located in the “Golden Bend,” consists of 4,481 m² of office space, a large garden, and an underground parking garage. A thorough renovation from 1998 to 2000 modernized the building fully, equipping it with modern technical installations to meet today’s comfort and efficiency standards.
This purchase aligns perfectly with the strategy of Buysse & Partners' iconic real estate fund: investing in iconic buildings in strategic locations in the Benelux, which, due to their unique appearance, attract quality tenants and are future-proof.
Peter De Bie, Partner at Buysse & Partners and co-responsible for the real estate strategy, explains the transaction: “The real estate market has faced significant pressure in recent years due to rising interest rates and economic uncertainty. After acquiring Las Palmas in 2022, we have been searching for a new, suitable addition to our portfolio. We are now beginning to see cautious positive signals in the market indicating a turnaround. We are very proud to add an iconic property like the Insinger building in such an iconic city as Amsterdam to our portfolio. This investment comes at a strategic moment as we aim to strengthen our market position. This building fits perfectly with our vision of acquiring monumental properties that have already undergone a sustainable upgrade or where we can implement this step ourselves. Iconic buildings have also proven to withstand the test of time and attract a high-quality tenant audience.”
Following this transaction, the value of Buysse & Partners' Smart Assets real estate portfolio rises to €360 million.
For this transaction, Buysse & Partners was assisted by Houthoff (Legal), CBRE (Technical), and EY (Tax). Deutsche Hypo was the financing partner. Deka Immobilien was advised by JLL and NewGroundLaw.
About Insinger
The Insinger building at Herengracht 531-537 in Amsterdam is a historic property located in the prestigious part of the canal belt known as the "Golden Bend." While the current structure mainly dates from the early 20th century, there are elements that trace back to the 17th century, when the original canal houses were built at this location.
In 1903, N.V. Incassobank began a major reconstruction, gradually combining the properties 531, 533, 535, and 537 into one large office building. During a significant renovation from 1998 to 2000, contemporary technologies were introduced, and the interior was fully modernized while preserving the building's monumental character. The stately façade with rich decorations has been carefully maintained. The building, now used by private bank InsingerGilissen, combines historical charm with modern functionality and sustainability.
The building is listed as a municipal monument.
